In Midas, we have secured the services of an independent lawyer in US, Detroit. The payment for the property will be transferred directly to an Escrow account managed by the lawyer.

There are 2 kinds of deeds that you need to be familiar with when you invest in USA. One is a Quit Claim deed and the other is a Warranty deed.
A Quit Claim deed is basically or typical known as a fast / quick sales. Whereby the owner, literally Quits from his property and lets you inherit all the Liens (e.g. Unpaid, water bill, tax bills) and any problems related to the property. We will never advise any private investor to accept a Quit Claim deed. Instead of buying a great investment, you might instead burden yourself with unforeseen liabilities.
A Warranty deed is what we here at Midas guarantee to deliver to you. The warranty deed states that Midas (the grantor) is the rightful owner and has the right to transfer the title; that there are no outstanding claims on the property from lenders using it as collateral, or from other creditors, and that the property can’t be claimed by someone with a better claim to the title. The Lawyers at the Title Company will have assure that we do not have any Liens before they allow the property to be officially transferred to you (the new buyer). If any of those claims are wrong, the buyer is entitled to claim compensation from the title company.
All the properties that are available for sale have already been fully renovated. Everything in the houses are newly installed.

For example, if a roof is old, but is not leaking currently, we’ll still change it for $5000 now rather than fix it 5 times over 3 years for $2000 each time at different parts of the roof. This enables us to predict and protect your long-term yield.
